Pheasant Lodge is situated in the grounds of the non-working Balls Farm.  The 17th century Farm House is surrounded by fields and wildlife and located less than two miles from the centre of Colchester and Essex University, a mile from the village of Elmstead Market, Beth Chatto Gardens and only 15 miles from Harwich. It is on the edge of Constable Country.

The Lodge is completely separate from the main residence with its own entrance and parking, the 55 square metres of luxurious ground floor accommodation includes an en suite bathroom, two double beds, flat screen TV and wireless internet access.

Pheasant Suite is brand new with its own entrance and parking. The sitting room has a settee, flat screen TV, fridge, a breakfast table overlooking the fields and a bedroom with a beautiful ornate queen size french bed, which looks out onto a private sunny courtyard. The bathroom has an enormous bath for two, separate shower, heated towel rail, robes etc. Breakfast can be served in the courtyard on warm days.

Breakfast will be full english, smoked salmon, berries, posh porridge, luxury muesli, yoghurts, fresh juice, toast, croissants etc. Fresh local produce used whenever possible.
